Further Information & Directions
A historic, uniquely situated Bord Failte registered 3* hotel open seasonally but with great potential to futher develop the business throughout the year. The property is next to the award winning Rathmullan House Hotel. Alternatively Fort Royal could once again become a spectacular individual residence.
Undeniably one of the finest coastal properties in the county, the Fort Royal stands on magnificent mature grounds of 6.24 acres with a tree lined sweeping drive from the county road to the property. The manicured gardens and lawns are a magnificent feature and include a hard surface tennis court, walled garden to the rear of the property plus an arboretum with a rich diversity of trees. The property is being sold as a going concern and includes the majority of fixtures and fittings, furniture, etc. A striking adjoining detached residence of 2200 sq ft with magnificent mature grounds of 0.9 acre can be purchased if required (details available on request).
The property currently operates from approximately April until the start of October. Potential therefore exists to run the business throughout the year as per the neighbouring property, the award winning Rathmullan House Hotel. Being only 20 minutes from Letterkenny and with a significant catchment area of permanent homes, Rathmullan is currently poorly served with good quality restaurant / bar facilities thus creating an ideal opportunity for an enterprising purchaser.
A BRIEF HISTORY OF FORT ROYAL COUNTRY HOUSE
Built in 1805 by Charles Rae, an officer in the British Navy, it was named following his visit to the Caribbean island of Martinique after the capital Fort Royal as it was known then. Mr. Rae lived at the Fort Royal until his death in 1847, his wife then moving back to England. The property was then leased out over the next 31 years.
In 1878 the property was purchased by General George Montgomery of the Indian Army (a relative of Field Marshal Montgomery). The Montgomery family owned the Fort Royal up until 1940 when, with the onset of the Second World War the house was left empty for 7 years.
Dr. Bill Johnstone, a GP from Co. Derry and his wife Connie saw the Fort Royal and decided to buy it as a holiday home in 1947. Being in a poor state they extensively refurbished one summer and then decided to turn it into a hotel. The Fort Royal began trading as a hotel in 1948. In 1966 Ann, his daughter, and son in law Robin moved from England where they had been managing hotels and took over the Fort Royal. Tim, their son began to work in the hotel with them in 1994 and after several years Robin and Ann retired in 2000. The property is currently under the management of Tim and his wife Tina.
Further information on the hotel can be found on www.fortroyal.ie. The golf course / pitch and putt referred to in the hotel’s website does not however form part of the property being offered for sale.
Grounds & Gardens; As aforementioned the grounds extend to some 6.24 acres and are a magnificent feature of this highly desirable property with mature trees, some over 200 years old and well manicured lawns. The walled garden to the rear of the house benefits from a variety of fruit, vegetables, shrubs, herbs and flowers and in 2000 one of the original paddocks was converted to an arboretum comprising a rich variety of trees.
Proceeding through the village of Rathmullan in the direction of Portsalon on the Knockalla Coast Road turn immediately right after the main entrance to the Rathmullan House Hotel and proceed along this road for approximately 1/3 mile to the entrance to the Fort Royal Country House Hotel on the right.
